RE: Case No. PD-196~ Valley Ranch Baptist Church expansion
Dear Madam/Sir:
This letter is to inform you that Case No. PD-196, Valley Ranch Baptist Church, zoning
change request from LI (Light Industrial) to PD-196-LI (Planned Development-196-Light
Industrial) to allow an approximate 43,000 square-foot building addition and the expansion
of the parking lot to include 392 additional spaces on approximately 7.5 acres of property
located at 1501 Belt Line Road, east of MacArthur Blvd., was recommended for approval
by the Coppell Planning and Zoning Commission on Thursday, April 18, 2002, subject to
the following conditions:
1)
Indicate the requested Planned Development variances on the Site Plan
sheet.
2) Correct all inconsistencies on the Site Plan sheet.
3)
Comply with Section 34-8 (Landscape Regulations) of the Zoning
Ordinance, specifically addressing 34-8 (C), 34-8 (C.3), and 34-8 (B.3).
4)
Correct all inconsistencies on the Landscape Plan, including the
number of plants required and provided, the areas dedicated to
landscaping, and all landscaping calculations. Additionally, provide
groupings of shrubs along the eastern and southern perimeter, in-
cluding ornamental trees along the southem perimeter.
5)
Appropriately label all materials on the architectural elevations to
be consistent with the submitted color board.
The date scheduled for consideration by the Coppell City Council is Tuesday, May 14,
2002, at 7 p.m. A representative for this case must be present at this meeting, which will
be held in Council Chambers at City Hall. Failure to represent this item may result in the
denial of this application. City Council has instructed staff to include in its agenda packets
only those items that accurately reflect conditions as recommended by the Planning and
Zoning Commission. Therefore, please revise and/or submit to the Planning Department
four folded copies of all exhibits on or before 12 noon~ Wednesda¥~ May 1st. Also, please
submit one (1) 8 1/2 x 11 paper reduction of each revision, along with one jpeg, tif or
similar electronic file.

· Provide 1 additional tree along the east property line, as required by Ordinance. (Stated in
Condition #3)
· Enlarge planting island to a min. of 9' wide, at the end of the row of parking, which is near
the west property line. (Stated in Condition tt3)
· Provide staggered groupings of shrubs along both the eastern and southern perimeter areas,
immediately adjacent to the parking rows. (Stated in Condition 114)
