Fully dimension and tie down all easements, including existing easements. 2. The 10' x 10' water easement at the northeast comer should be a 20' x 20' easement. 3. The 20' and 45' radii at the southeast comer of the proposed fire lane is shown as 30' and 54' respectively. Change dimension on this plat to match the proposed site plan. 4. FYI - additional impact fees will be required for increased building square footage, water usage, and additional fire vaults. 5. FYI - final drainage and utility plans will be resolved during the construction plan review process. 6. Resolve inconsistencies in the 24' vs. 25' fire lane. If you keep the 24' fire lane as shown on the site plan, then the radii will have to be modified in the plat. 7. Need to obtain an easement from the Irving Flood Control District for the outfall of the 24" RCP & 27" RCP. 8. Label the city limits along the south side of the property. 9.
