Development Review Committee Comments
Planning Department
Valley Ranch Baptist Church Addition
Replat of Block Lot,!
1501 Belt Line Road East of MacArthur Blvd.
DRC Date: March 28, 2002 & April 4, 2002
Planning & Zoning Commission Meeting: April 18, 2002
City Council Meeting: May 14, 2002
Eliminate labels on plat reading "Old Lot line" in two locations and the "Phase 1"
and "Phase 2" labels.
Revise Utility Company signature to represent the current providers. GRE is now
Verizon, Lone Star Gas and TU Electric have consolidated into Oncor (one
signature line only) and Paragon Cable is now AT&T Broadband.
Revise City Secretary's name to read Libby Ball instead of Kathleen Roach.
Label all Fire Lane curve radii and ensure that radii measure a minimum of 30' on
the inside and 54' on the outside.
It appears that a 25' Fire Lane was provided for Phase I and is being continued for
Phase II. Do we have any problems with this increased width? (I would guess no,
as they have simply provided more room to maneuver)
Remove reference to Phase 1 and Phase 2 within the Title Block. The phasing of
the project is more for informational purposes, more appropriately shown with the
site plan, and may cause confusion on the plat.
There are numerous easements along the front of the property, adjacent to Belt
Line Road. The most recent easement is a 30' Public Utility easement, Vol.
94165, Pg. 2515. This easement would override the previously existing Public
Utility Easements if all these noted easements are all Public Utility Easements.
Please indicate to staff the precise type of each of the 5', 15', and 30' Public
Utility easements, to determine if one or both could be abandoned.
