Site Plan
1. The dimension of the proposed Fire Lane throughout the site does not match that
represented on the Plat. Is it the intention of the applicant to provide a 24' wide
Fire Lane for the new portion of the site, connecting to the existing 25' Fire Lane
serving the existing portion of the site.
2. Show any proposed mechanical equipment on the site plan sheet. (ac units,
meters, transformers, generators, etc.)
3. Indicate zoning of the property on the north side of Belt Line Road.
4. Revise Lot Coverage calculation, indicating only the Building Coverage.
5. Indicate Height of the proposed Spire under the height of the building on the site
criteria table.
6. Indicate the area of future expansion, to be shown below the existing and
currently proposed building area listed on the site criteria table. (Include all four
possible expansion areas listed on the site plan)
7. Staff would encourage the applicant to review the required number of
handicapped parking spaces to ensure that a sufficient number is provided.
Landscape Plan
8. As currently shown, the proposed landscape plan does not comply with the
landscape requirements for the proposed addition. Please utilize the attached
Landscape Summary sheet to revise the plan to meet the Interior, Perimeter, and
Non-Vehicular Landscaping requirements. Additionally, please refer to Section
34 of the Zoning Ordinance for details on these requirements.
9. Show existing landscaping, specifically screening shrubs and trees and indicate if
any of these trees will be removed as part of the expansion.
10. More clearly delineate between the existing parking areas and the proposed
parking areas.
11. Clearly indicate planting beds for shrubs, trees, etc.
12. Provide an Irrigation Plan.
13. Staff would encourage the applicant to consider some additional level of
landscaping detail, such as lower growing plantings in some locations to break up
the massing, installation of ground cover in some key locations (entrances, etc.),
and/or seasonal plantings.

Elevations
15. Provide elevations at a larger scale. As shown, labels are difficult to read and
scale.
16. Indicate color of all proposed materials on elevations.
17. Provide dumpster detail/elevations, indicating the measurements, type of gates,
materials, color, etc.
18. Indicate percentage of all proposed materials. (ie-brick 80%, stone 10%, EIFS
10%) per elevation.
19. Staff should note that split face CMU is not considered a masonry material and
can not be counted as masonry when calculating percentage of materials. Please
see the attached Ordinance revisions related to building materials, etc.
Clearly indicate the actual height of the building and height to the spire from
ground level.

Please revise plats, site plans, landscape plans, and building elevations based on
staff recommendations. Should applicant disagree with staff comments please
provide reasons why staff recommendations should not be followed when you
attend the April4 ts Development Review Committee (DRC) meeting.
Each applicant will bring two new sets of revised plats and plans to the April 4th
DRC meeting. Applicants will be asked to show, explain, and defend any
revision. A representative for this project is required to attend the meeting.
Applicant will have till noon Tuesday, April 9t to resubmit fourteen (14) folded
copies of revised plans, three (3) reduced paper copies (8 1/2 X 11) and one
JPEG, TIF or PowerPoint Slide of each exhibit to the Planning Department.
