Dear Mr. Sieb:
Enclosed for your review and comment is my initial draft of requirements for the
proposed PD zoning of the landscape and buffer strips out of the NCH Corporation
property. Within the context of this language, tract 1 would be a 30 foot buffer strip on
the border of the NCH property and the "Loch Lane" residential property and a 50 foot
buffer on the border of the NCH Corporation property zoned MF-2 (based on the
proposed reconfiguration) along Coppell Road, tract 2 would be a 50 foot buffer zone
along the border of the NCH Corporation property proposed to be rezoned as L-1 along
Coppell Road, the property described on Exhibit B would be all of the property to be
zoned as MF-2 under the proposed rezoning, and the property to be designated on
Exhibit C would be that property now zoned as MF-2 to be rezoned as L-1 under the
proposed reconfigured zoning.
I understand that you will provide the enacting language to go with these
proposed restrictions. I would appreciate seeing a draft of the complete form of the
ordinance prior to the next planning and zoning meeting.

After you have had a chance to review the proposed development requirements,
I would appreciate hearing whether they would be acceptable from the standpoint of the
city staff recommendation concerning both the PD zoning and the related reconfiguration
