Trinity Shores/PP-DR010426 City of Coppell Development Review Committee Comments Planning Department Preliminary Plat for Trinity_ Shores South side of Sandy Lake Road, west of the Trinity_ River DRC Date: April 26, 2001 and May 3, 2001 Planning & Zoning Commi.~ion Meeting: May 17, 2001 City Council Meeting: June 12, 2001 PRELIMINARY PLAT: 1. Need the dimensions of the area proposed for fight-of-way dedication for Sandy Lake Road. 2. Need to review street name (Lindsay Marie Court) with Travis Cramp, Fire Marshall. It is suggested that the name of the street more closely relates to the name of the subdivision (.i.e. Trinity Court?) 3. Need to add existing topography. 4. Need to verify the location of the City Limit line and tie it to the east property line of this property, and verify if the adjoining city is Carrollton or Dallas. 5. Need to add zoning (Retail) on Harrington property. 6. Need to add Trinity Shores Addition - "Block A' 7. Verify if the square footage of the common area is included as part of the lot area of the adjacent lots (Lots 1 and 19) 8. The 8' brick paver band at Sandy Lake Road, is required, per the City's Standard Paving Details. 9. Planned Development Conditions (including variances to the Subdivision Regulations) need to be added to the face of the preliminary plat including: · The development of this property shall be in accordance with the SF-9 Regulations of the Zoning Ordinance, as amended, unless otherwise amended herein. · Deletion of alley requirement (Appendix C, Section 1.A. 10) of the Subdivision Ordinance. · Cul-de-sac length of 740 feet, which exceeds the permitted 600 feet (Appendix C, Section 1.A.8) of the Subdivision Ordinance. 10. What type of utility easement is proposed between lots 14 and 15 ? 11. Need to add owner's certificate. Note: A. Please revise plats, site plans, landscape plans, and building elevations based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the May 3rd Development Review Committee (DRC) meeting. B. Each applicant will bring two new sets of revised plats and plans to the Ma~ 3rd DRC meeting. Applicants will be asked to show, explain, and defend any revision. A representative for this project is required to attend the meeting. C. Applicant will hove till noon Tuesday, Ma~ 8th to resubmit fourteen (14) folded copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning Department Page 1 of 1
