ITEM: TriniW Shores, Lots 1-19, Preliminary_ Plat, to allow the platting of 19 single-
family lots on approximately 7.31 acres of property located on the south side of
Sandy Lake Road, west of the Trinity River, at the request of Hobart
Development, Inc.

1. The 100-year floodplain line should be based on a current FEMA map. Also a floodplain
easement needs to be shown on the map.
2. There is concern regarding how the drainage along the west and south sides of the
development will be addressed. It may be necessary to provide a drainage system to address
these concerns.
3. A preliminary grading and drainage plan needs to be provided.
4. The alignment for the proposed sanitary sewer easement on Lot 6 could adversely impact
development / usability of this lot.
