Final Plat for Trinity Shores
South side of Sandy Lake Road; west of the Trinity River
DRC Date: August 30, 2001 and September 6, 2001
Planning & Zoning Commi~ion Meeting: September 20, 2001
City Council Meeting: October 9, 2001
1. Add the existing zoning on the plat - "PD 190-SF-9"
2. Revise the title block to read "Lots 1-19 and 2 Common Area Lots"
3. Add notes to lots lx and 19x that these lots are Common Areas and the landscaping
and screening walls are to be maintained by the Homeowners Association.
4. Is it intended that the screening wall and associated easement are located on private
property, within Lots 1 and 19 or within the Common Areas?
5. Review the legal description in the owners certificate contains several typos which
need to be corrected.
6. Add the following notes under Planned Development Conditions and Variances:
· The Common Area, Lots 1X and 19x shall be landscaped and screened in
accordance with the provisions of the regulations of PD-190, and shall be
maintained by the Homeowners Association.
· A decorative metal fence shall be constructed along the property lines of lots 8, 9,
10and 11.
7. Add the following notes (as revised) shall also be added, from the preliminary plat:
# 1. The City of Coppell will have no responsibility for the maintenance of the
floodway/floodplain areas as shown hereon. The maintenance for these
areas shall be the sole responsibility of the individual lot owners adjacent
to said areas. These areas are to remain free of improvements that may
obstruct the flow of storm water and protected from erosion by the
owners.
# 3. Sidewalks meeting city specifications will be constructed as required
along Trinity Court.
# 4. No improvements (fences, decks, structures, etc.) will be allowed in the
100-year floodplain.

Please revise plats, site plans, landscape plans, and building elevations based on staff
recommendations. Should applicant disagree with staff comments please provide
reasons why staff recommendations should not be followed when you attend the
September 6a Development Review Committee (DRC) meeting.
Each applicant will bring two new sets of revised plats and plans to the September 6th
DRC meeting. Applicants will be asked to show, explain, and defend any revision. ,4
representative for this project is required to attend the meeting.
Applicant will have till noon Tuesday, September 11,2001 to resubmit fourteen (14)
folded copies of revised plans, three (3) reduced paper copies (8 1/2 X 11) and a JPEG
file of each exhibit to the Planning Department.
