along the south side of Sandy Lake Road, west of the Trinity River, at the
request of Hobart Development, Inc.

COMMENT STATUS: ,/PRELIMINARY
1. Minimum finish floor should be shown for all lots a minimum of two-feet above the existing
floodplain or one-foot above the ultimate floodplain, whichever is higher.
2. Show the right-of-way that was previously purchased by the City with the volume and page
number.
3. The proposed inlet to the west of your street connection to Sandy Lake Road is a low point inlet
and cannot be relocated. This may affect the location of your street connection to Sandy Lake
Road as it appears to have inadequate space for the street and the curb return in additional to the
transition to the low point inlet.
4. Based on existing contours, the area to your east, labeled as the Harrington site, drains onto
your site. You should make adequate accommodations for that drainage. Based on your grading
plan provided in April, it appears that you are raising the elevation of your property
approximately 6 feet without taking into consideration the property to the east being able to
drain through your property. This will create a situation of standing stagnate water on the
property to the east.
5. An off-site easement will be required for the continuation of your storm drain system between
lots 11 and 12.
6. The drainage easement that contains the floodplain on lot 11 should be dimensioned.
7. Some type of on-site drainage system will be required for lots 6, 7, 8, 9 and potentially 10 and
11 to handle the on-site water. You are proposing those lots to drain west and south and yet
there is no place for those lots to drain with the current development around them. The plans
for Eagle Point show that lot 28 also drains north and you are draining lot 8 south. Again, the
water will not drain.
