L T., Assistant City Engineer 004-3679) COMMENT STATUS: ./'PRELIMINARY FINA~ ~ The proposed 15 foot utility easement across the south side of the property needs to be a minimum of 20 foot in width and also needs to be shifted further south so that the sewer line is not installed adjacent to the proposed building. An offsite easement should be acquired from the property to the west to construct a common driveway approach on the northwest side of this site. The area labeled as a 10 foot wide reservation of future right turn lane should be dedicated as a 10 foot sidewalk and utility easement on both MacArthur and Belt Line Road. A 10 foot wide sidewalk and utility easement should be provided for the southern most deceleration lane adjacent to MacArthur Blvd. A right-of-way corner clip will be required at the intersection of MacArthur and Belt Line Road (please refer to right-of-way documents previously provided for the construction of Belt Line Road).
