Please be advised that no construction may begin until this replat has been filed with the Dallas County Plat Records Department. Approval of this replat is valid for six (6) months. If it has not been fred for record with the County prior to April 8, 1997, the replat shall be deemed null and void and resubmittal shall be required. An offsite easement should be acquired from the property to the west to construct a common driveway approach on the northwest side of this site. A 10 foot wide sidewalk and utility easement should be provided for the southern most deceleration lane adjacent to MacArthur Blvd. A right-of-way corner clip will be required at the intersection of MacArthur and Belt Line Road (please refer to right-of-way documents previously provided for the construction of Belt Line Road).
