RE: Valley Ranch Plaza, Replat of Pads B-F and Tract A
Dear Sirs:
This letter is to inform you that the Valley Ranch Plaza, Replat of Pads B-F and Tract A, to allow the
development of retail/restaurant uses on 4.670 acres of property, located at the southwest comer of MacArthur
Boulevard and Beltline Road was approved by the Coppell City Council on Tuesday, October 8, 1996, subject
to the following conditions:

Correcting notations to indicate that the zoning west of the property is "C" Commercial and that
the zoning south of the property is "LI" Light Industrial with a Special Use Permit;
relocation of any existing utilities located in easements proposed for abandonment, and
compliance with Engineering and Fire Department comments, attached.
Please be advised that no construction may begin until this replat has been filed with the Dallas County Plat
Records Department. Approval of this replat is valid for six (6) months. If it has not been fred for record
with the County prior to April 8, 1997, the replat shall be deemed null and void and resubmittal shall be
required. See the attached checklist for the requirements for executing Final Plats and Replats.

The proposed 20 foot utility easement across the south side of the property should
be shifted further south so that the sewer Hne is not installed adjacent to the
proposed building.
An offsite easement should be acquired from the property to the west to construct
a common driveway approach on the northwest side of this site.
A 10 foot wide sidewalk and utility easement should be provided for the southern
most deceleration lane adjacent to MacArthur Blvd.
A right-of-way corner clip will be required at the intersection of MacArthur and
Belt Line Road (please refer to right-of-way documents previously provided for the
construction of Belt Line Road).
Impact fees will be required.
