Krause are the owners of a lot in Valley Ranch Plaza which is described as: "Pad H", Valley Ranch Plaza, a subdivision in the City of Coppell, Dallas County, Texas, according to the replat thereof which is recorded in Volume 89080, Page 2937, Map Records of Dallas County, Texas. We have received word that a zoning request is proposed to be filed in connection with a proposed sale of Pad G of said sub- divison, or a portion thereof. The proposed use, according to our present information is for a full service car wash to be located on the property. Because of the location of the referenced properties and their proximity to each other our clients feel that the value of their property would be severely damaged by such a proposed use of the other property. As we understand the existing requirements regarding this sub- division, and if the transaction does take shape, such a proposal must be presented to you for consideration and approval, and in such event we hereby request that we be notified, as well as our clients, upon your receipt of any such proposal and that we be given the opportunity to be heard in opposition to same.
