1. You should investigate the possibility of turning the alley back between lots 1 and 2,
Block A to intersect with Brickneil Lane. This would eliminate a situation where you
have a street, an alley and a street all intersecting a collector street within 250 foot of
each other. The City's experience with situations like this is they create havoc with
traffic, especially with the school to the east of this property.
2. It appears that all the drainage boundary lines have not been shown. Please make
sure the limits of ail drainage areas and the separation between the drainage areas are
accurately shown.
3. The entire off-site drainage basin should be shown.
4. There is a good potential that you will have some street flooding associated with this
drainage design; however, those issues will be addressed during the review of the
construction plans.
5. Please provide the proposed centerline radius of your sanitary sewers on the face of
the sewer plan and insure that they meet our minimum requirements. This will be
reviewed during the construction plan review. Also, please note that the utilities
should be located behind the back of curb, not in the street.
6. While you have submitted some landscape plans, they do not track with what is
currently shown on the plat. The landscape plans should therefore be revised to
accurately reflect the plat.
7. All information concerning this site will be required to be submitted to the City on
computer diskette compatible with the City's computer system. Please contact Doug
Steven at 304-3683 to obtain additional information.
8. The median areas for Eastwick Drive and Elmstead Drive should be denoted as
common areas to be maintained by Home Owners Association.
9. A wall easement should e provided for the screening wall.
10. The correct visibility easements should be provided for all entrance points onto
Coppell and Sandy Lake Road and Minyard Drive.

11. A 10'xl0' right-of-way corner clip should be provided at all street intersections to
accommodate the construction of the sidewalks.
12. Impact fees will be required.
13. The floodplain administrators signature block should be provided.
