RE: Village at Cottonwood Creek, Section V. Final Plat
Dear Mr. Atkins:
This letter is to inform you that the Village at Cottonwood Creek, Section V, Final Plat, to allow the
development of a 59-1ot single-family residential subdivision and 1 retail lot on 16.8 acres of property located
on the northeast corner of Sandy Lake and Coppell Roads, was approved by the Coppell City Council on
Tuesday, September 10, 1996, subject to the following conditions:

Correct zoning reference on Village at Cottonwood Creek, Section III, from SF-0 to PD-147;
correct zoning reference on Village at Cottonwood Creek, Section I, from PD-SF-9 to SF-9;
screening wall along Minyard Drive is required to block rear yard views;
add a signature block for Lone Star Pipeline under the Utility Certificate signature block;
submit elevations for any proposed attached subdivision entry sign, and
compliance with Engineering comments as follows:
a) Provide right-of-way clips at ail street intersections for handicap ramps;
b) need detail of common medians and note to be maintained by Homeowners Association;
c) after reviewing the construction plans, a 25' utility drainage easement is necessary in
order to construct the 60" R.C.P. and the 8" sanitary sewer line between lots 10 & 11,
Block A, and
construction of a Hike and Bike Trail as specified in the City of Coppell Hike and Bike Trail
Materplan and as outlined in Gary Sims' letter dated September 3, 1996.
Also, please be aware that Impact fees will be required.
This Final Plat must be fried with the Dailas County Plat Records Department. Approval is valid for six (6)
months. If the Final Plat has not been fred for record with the County prior to March 10, 1997, the plat shall
be deemed null and void and resubmittal shall be required. See the attached checklist for the requirements for
executing Final Plats and Replats.

FILING OF EXECUTED FINAl. PLATS AND REPLATS
PROCEDURF
Following approval of the f'mal plat by the City Council, and correction of the plat as
required by the City Council, the information listed below must be completed prior to
submission of the Final Executed Plat to the Planning Department.
Original signatures on ail plats. Names must be typed or printed below each
signature.
Signature block of Utility Companies, with original signatures of each
representative.
Ten (10) paper copies and two (2) mylars. Paper copies must be folded. You
may submit additional copies for your use; however, one (1) paper copy will
remain with the City prior to f'ding and, after filing, nine (9) paper copies
and two (2) mylars must be returned to the City.
Clear film positives, 1 each; 1~ = 600' and 1~ = 200' of the parcel only. (For
plats larger than 20 acres).
· ~nree (3) 8 1/2~ x 11' sheet size, reduced copies of the executed plat.
Transmittal letter, including the name and telephone number of contact
Ail blank spaces completed, with the exception of the signature of City
Officials.
When the information listed above is complete; submit ten (10) bluelines, two (2) mylars
and a transmittal letter to the PL~nlng Department. It will take approximately 3 - 5 weeks,
to review and obtain signatures. Once the proper signatures have been obtained, the
Plannln~ Department will telephone the person listed as representative or contact to pick-up
the plats.
The representative shall submit filing fees and the required nnmber of copies with the
County Clerk. The applicant completes the filln~ process and returns the required nnmber
of filed copies, reduced copies and clear film positives to the Planning Department. Said
copies shall reflect on each sheet, the volume and page of the Map and Plat Records into
which the plat was f'ded by the County Clerk. If the f'mai plat has not been submitted for
signatures by City Officials within six (6) months after approval, the plat shall be deemed
null and void, resubmittal shall be required, and current subdivision regulations apply.
