Dear Mr. Atldns:
Your letter dated August 6, 1996, (please see attached) was forwarded by Ms. Moro to our
office for our information. The Leisure Services Department is responsible for the development
of all park properties, easements, and related facilities. It is our understanding from both your
letter and our conversations with Ms. Moro that your company intends to construct the Hike and
Bike trail as required by the City of Coppell Hike and Bike Trail Masterplan. Please be aware
the trail must be constructed in accordance with the specifications indicated in the Hike and Bike
Trial Masterplan. We will be more than happy to assist you with these specifications. The
Leisure Services Department will require a proposal from your company indicating your
intentions to construct this trail segment. This issue must be addressed prior to final approval
of the plat tbr the Village at Cottonwood Creek V, which is scheduled for September 10, 1996.
If you have any questions or wish additional information regarding this matter, please do not

We estimate the construction cost of the proposed ~ and bike trail along Coppell Road to be
as follows:
18,120 SF X $2.50 per SF = $45,300.00
Sinc~ Coppell Road is cm'rently tmlmproved, this amount would be paid to th~ City and
escrowed until such time as improvements to Coppel[ Road ar~ co~m'ucl~.
It is our understanding ri,at this amount will be deducted from the park f~s. We calculate the
remaining park fees due to the City to be as follows:
Pazk Fees (59 lots at $I,285.00) ,, $75,815.00
less ~ and bike trail costs -$45.3OO.OO
Remaining Park Fees Due
$30,515.00
