Final Plat Comments:
1. Off-site right-of-way will be required for the alley adjacent to lots 29, 30 and 31 of
Block A.
2. All easements should be shown on the face of the plat.
3. The volume and page number of all existing easements should be shown on the face
of the plat. You should also clearly show on the face of the plat the portions of the
existing easements that will be abandoned with this plat.
4. You need to provide additional wall easement width at the eastern side of this plat to
transition to the proposed screening wall for Copper Stone.
5. You should reevaluate the sight visibility at the intersection of Gifford and Parkway
Blvd. to ensure it is in compliance with our Subdivision Regulations.
6. The area adjacent to lot 13, Block A should be labeled as a common area.
7. Minimum finish floor elevations of 2 feet above the existing floodplain or 1 foot above
the ultimate floodplain should be shown on the plat for lots 58-71, Block A.
8. An off site easement will be required for the discharge of your drainage improvements
adjacent to Lot 13 Block A.
9. It appears that some type of slope easement will be required adjacent to Lots 13 - 58
Block A.
10. Escrow will be required for Coppell Road.
11. All information concerning this site will be required to be submitted to the City on
computer diskette compatible with the City's computer system. Please contact Doug
Stevens at 393-1016 to obtain additional information.
