HEARING DATE: February 13, 1996 LOCATION: South side of Hardwick Court; along the north side of Parkway Boulevard SIZE OF AREA: Total site area: .3085 acres CURRENT ZONING: SF-7 (Single Family-7) REQUEST: The approval of a replat to construct a community swimming pool. C Garland, TX 75043 (214) 226-2967 HISTORY: The final plat for Villages at Cottonwood Creek, Section VI was approved by City Council on December 13, 1994. TRANSPORTATION: Parkway Blvd. is a C4D, four-lane divided street, built to standard in a 85 foot r.o.w. The extension of Parkway Blvd. to Denton Tap Road is forthcoming. Coppell Road is shown as a C2U, but is currently an unimproved two-lane asphalt road contained within a 110 foot of r.o.w. Item// 11 SURROUNDING LAND USE & ZONING: North - South - East - West - single-family; "SF-7" single-family; "SF-7" single-family; "SF-9" and "SF-12" single-family single-family; "SF-7" COMPREHENSIVE PLAN: The 1987 Comprehensive Plan shows multi-family uses here, although the rezoning efforts of 1994 resulted in single-family use as most appropriate. DISCUSSION: The purpose of this replat is to remove only the building lines of Lot 4, Block D. The utility easements and other notations remain on the replat. RECOMMENDATION: Staff recommends approval of this replat with the following conditions being met: 1) An amended homeowners ageement must be submitted for City review. 2) Revise the utility signature block. Eliminate Southwestern Bell and Denton County from the signature block because they typically do not sign the plats.
