RE: Vistas of Cop_nell, Phas~ 2B, Final Plat
Dear Sir/Madam:
This letter is to inform you that Vistas of Coppell. Phase 2B. Final Plat, to allow the
development of 54 residential lots of the proposed 126-1ot residential subdivision located along
the south side of Spur 553 (also known as Vista Ridge Boulevard), east of Denton Tap Road;
north of Denton Creek, was approved by the Coppell Planning and Zoning Commission on
Thursday, December 19, 1996, with the following conditions:
1) Compliance with Engineering Department comments (attached).
2)
Revision of landscape plans to provide, at a minimum, 1 additional large tree, 12
additional accent trees, and 30 additional shrubs.
The date scheduled for consideration by the Coppell City Council is Tuesday, January 14, 1997,
at 7:30 p.m. A representative for this case must be present at this meeting. Failure to represent
this item may result in the denial of this application. City Council has instructed staff to include
in its agenda packets only those items which accurately reflect conditions as recommended by
the Planning and Zoning Commission. The subnfittal deadline for revised drawings is 12
noon, Thursday, January 2, 1997. Therefore, please submit 17 folded copies of revised
drawings, plus three 8 1/2" x 11" paper reductions on or before that date.
The documents which require change in order to comply with Planning and Zoning and City
Attorney recommendations are: Landscape Plan and I-Iomeowners Association Agreement.

1. Some type of turn around for f'we access should be provided at the end of Woodridge
Drive. Also, consideration needs to be given to connecting the alley between Trail Ridge
and Woodridge to one of the streets to eliminate the deadend.
2. Provide a note that the common areas to be maintained by the Homeowner's
Association.
