RE: Vistas of CoppeH, Phase IA. Final Plat
Dear Sir/Madam:
This letter is to inform you that Vistas of Copt>eH. Phase IA. Final Plat, to allow the
development of 65 residential lots of the proposed 113-lot residential subdivision located along
the south side of Spur 553 (also known as Vista Ridge Boulevard), east of Denton Tap Road;
north of Denton Creek, was approved by the Coppell City Council on Tuesday, January 14,
1997, with the following conditions:
(1)
Provision of landscape plans showing a 3'-high berm, 6'-high masonry wall, and
landscaping along the north side of Lot 1, Block M, consisting, at a minimum,
of 1 large tree, 3 accent trees, 14 shrubs and a feature plant bed at the east side
of Bella Vista Drive.
(2)
Revision of landscape plans to show the addition of at least 1 large tree, 3 accent
trees and 12 shrubs along the north side of Lot 1, Block L.
(3)
Negotiate a Developer's Agreement to offset Park fees by the construction of the
Hike and Bike Trail along Phases I and li on the Denton County Levee District
levee. The reasonable value of the design and construction of the Hike and Bike
Trail will be determined by the City Council. If the cost of the Hike and Bike
Trail is less than that amount determined by the current park land development
fees for the subdivision, the developer will pay the City of Coppell the difference.
The developer may opt to pay the park land development fees of $1,285 per
dwelling unit in lieu of constructing the trail.

Deed Restrictions or Disclosure to property owners as shown on the Plat must be
stated in the Homeowners Agreement. This disclosure must be carried on to all
subsequent owners of each property. Please submit your Homeowner's
Agreement for City Attorney revmw. The Deed Restrictions/Disclosure needs to
address the traffic noise from S.H. 121, the possible overflight noise due to the
development's proximity to D/FW Airport and Love Field and the impact of the
Levee District Tax.
This Final Plat must be filed with the Dallas County Plat Records Department. Approval is
valid for six (6) months. If the Final Plat has not been filed for record with the County prior
to July 14, 1997, the plat shall be deemed null and void and resubmittal shall be required: See
the attached checklist for the requirements for executing Final Plats and Replats.
