Provide copy of the off-site 24' fire lane and access easement document for City Attorney
review.
Provide on the Preliminary Plat signature blocks for the Chairman of the Planning &
Zoning Commission, Mayor and the Floodplain Administrator (see attachment).
The Site Plan is showing a wall light fixture (marked #10) on the northeast corner of the
building and a light pole (marked #11) located very close to the southwest property line
that may conflict with the City lighting and glare standards. The light beam must be
controlled and not directed across any bounding property line above a height of 3 feet.
All off-street parking areas for non-residential uses shall be illuminated beginning one-
half hour after sunset and continuing throughout the hours of use or until midnight
whichever is earlier. Review Section 36 of the Zoning Ordinance.
All off-street parking and driveway pavement must be screened from all abutting
properties by a hedge, berm or other durable landscape barrier. The plants and materials
must be 30 inches in height at the time of planting and be of species that will attain a
minimum height of 3 feet after a year of planting. Screen parking spaces adjacent to
western property line, as well as the driveway adjacent to All Care Veterinary Clinic.
Move trees out of the 15' sanitary line easement and relocate them closer to off-street
parking spaces along Denton Tap Road.
This property is located at a major intersection in one of the City's primary image zones.
Therefore, the applicant is encouraged to utilize accent planting for variety and color and
a dominant street tree (like the Cedar Elm) to establish a point of arrival for that
particular intersection. Review the Streetscape Development Concepts found in the
Subdivision Regulations and incorporate the suggested landscape scheme in your
landscape plan.
Label the monument sign on the Landscape Plan.
On the building elevations, show dimensions for the attached signs.
Can signs are not allowed. Redesign the proposed monument sign to comply with City
regulations.

A. Staff written comments will be faxed to each applicant.
B. Please revise plats, landscape plans, and utility plans based on staff recommendations. Should
applicant disagree with staff comments please provide reasons why staff recommendations should not
be followed when you attend the Mamh 6th Development Review Committee (DRC) meeting.
C. Each applicant will bring one new set of revised plats and plans to the March 6th DRC meeting.
Applicants will be asked to show, explain and defend any revision. An Engineer for the project or
other representative is urged to attend the meeting.
D. Applicant will have till noon Tuesday, March llth to resubmit twenty-eight (28) folded copies of
revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning Dept.

After approval of the Final Plat by the Municipal Authority and correction of the
plat as required by the Municipal Authority and the Planning and Engineering
Departments, the Developer shall submit filing fees and the required number of
copies for filing with the County Clerk. These copies shall bear all required
signatures of City Officials. After signature by the City Officials, the Developer
shall complete the filing process and return nine (9) paper copies and two (2)
mylar copies of the "filed" plat to the City. Said copies shall show the volume
and page of the Map and Plat Records into which the plat was recorded by the
County Clerk. If the final plat has not been submitted for signatures by City
Officials within six months after approval by the City Council, the plat shall be
deemed null and void, resubmittal shall be required, and the current Subdivision
Regulations shall apply. _

Base flood (including design base flood) elevation data shall be generated for
subdivision proposals and other proposed development including
manufactured home parks and subdivisions if not otherwise provided.
All subdivision proposals including manufactured home parks and subdivisions
shall have adequate drainage provided to reduce exposure to flood hazards.
All subdivision proposals must have the following note placed on the
preliminary and final plat:
'Floodplain Development Permit Application No. has been
filed with the City of Coppell Floodplain Administrator on

All subdivision proposals shall have the boundaries of the 100-year floodplain
and floodway clearly shown on the preliminary and final plat.
All lots within or adjacent to the 100-year floodplain shall have the lowest
floor elevation for each building site shown on the final plat.
When any part of a subdivision lies within or adjacent to the 100-year
floodplain, a permanent bench mark fled to a designated National Geodetic
Vertical Datum marker shall be established within the sllbdivision at aa
accessible location. The bench mark and fie shall be located and referenced
with all pertinent information on the final plat along with a registered public
surveyor's seal.
When any part of a completed subdivision is within or adjacent to the 100-
year floodplain, the following note must be placed on the final plat:
~Fhe developer, builder, seller, or agent shall inform in
writing, each prospective buyer of subdivision lots or
properly located within special flood hazard areas of this
site that such property is in an identified flood hazard
area and that all development must conform to the
provisions of the City of Coppell Floodplain
Management Ordinance."
The written notice shall be filed for record in the county Deed of Records
