BEING a 7.50 foot wide strip of land situated in the S.A. & M.G.R.R. Survey, Abstract
No. 1430 in Dallas County, Texas and also being part of All Care Veterinary Hospital, an
addition to the City of Coppell as recorded in Volume 97045, Page 2835 of the Deed Records of
Dallas County, Texas and being more particularly described as follows:
BEGINNING at a point that is the southwest corner of the said All Care Veterinary
Hospital tract, said point also being S. 88°59'59" W., 310.00 feet from the west line of Denton
Tap Road (a 100 foot right-of-way);
THENCE N. 01°00'01'' W., 52.77 feet along the west line of said All Care Veterinary
Hospital tract to a point for corner;
THENCE N. 67024'35" E., 8.07 feet along the north line of said All Care Veterinary
Hospital tract to a point for corner;
THENCE S. 01°00'01'' E., 55.74 feet leaving the said north line of the All Care
Veterinary Hospital tract to a point for comer being on the south line of the said All Care
Veterinary Hospital tract;
THENCE S. 88o59'59'' W., 7.50 feet along the said south line of the All Care Veterinary
Hospital tract to the Point of Beginning and containing 407 square feet of land.
And it is further agreed that the said Grantor ,
in consideration of the benefits above set out, will remove from the property above described, such fences,
buildings and other obstructions as may now be found upon said property.
For the purpose of constructing and maintaining a drainage easement

employees, workmen and representatives having ingress, egress, and regress in, along upon and across said
premises for the purpose of making additions to, improvements on and repairs to the said easement or
any part thereof.
