Box 478 Coppell, Texas 75019 RE: 94 Parkway Limited Partnership Dear Ms. Moro: Please be advised that I have received the fire lane, access and drainage easement from 94 Parkway Limited Partnership in reference to a plat which is being presented to be City Council at its next regularly scheduled meeting. In accordance with our telephone conversation, the form and substance of the easement complies with legal requirements of the law. As related to you in our telephone conversation, I am not in a position to verify the actual property description of the proposed easement. Upon receiving approval from the Engineering Department, the easement meets all the legal requirements of the law and may be accepted by us in order to assure fire lane and drainage for the two (2) abutting pieces of property; being the 0.152 acre tract and the proposed Walgreen site at Parkway Boulevard and Denton Tap Road. It is our further understanding that a notation will be made on the actual recorded plat which clearly delineates the fire lane and proposed drainage easements. We would recommend that the fire lane be extended from its point of beginning to Parkway Blvd. on the plat itself in order to give substance and also for ease of interpretation in the future should the same be necessary. We feel that with the filed easement in the form as presented to us, along with the proper notations on the plat as to what constitutes the fire lane, that it will accomplish the appropriate dedication of a fire lane for our purposes. We would also ask that you check with Travis Crump, the City Fire Marshall, to make sure that the proposed fire lane access from Parkway Boulevard or any other points on the tract are adequate to satisfy fire services for appropriate access.
