Box 478 Coppell, Texas 75019 VIA FACSIMILE #(972)304-3570 RE: Drainage Easement; 94 Parkway Limited; Walgreens Development Dear Isabelle: Please be advised that I have reviewed the Drainage Easement in reference to the final plat approval for the Walgreens property, located at Denton Tap and Parkway in the City of Coppell. Please note that in the fourth paragraph, there is language to indicate that if a different easement is dedicated by plat, the City will abandon the easement granted in this document and the City would be obligated to quit-claim any right, title and interest created by this document back to 94 Parkway Limited Parmership. Please make sure that any rendition on the plat does not contradict the drainage easement which you have provided to us. Additionally, please determine whether or not there is any other plat or any other easements granted on the proposed final plat which in any way contradict the document provided herein. Assuming that the conditions set forth herein have been satisfied by your office, we would approve the legal form of the drainage easement subject to the accuracy of the legal description.
