RE: WATERSIDE ESTATES, PHASE II - FINAL PLAT
Dear Mr. Anderson:
This letter is to inform you that your request for approval of a final
plat of Waterside Estates Addition, Phase II, was approved by the Coppell
City Council on February 11, 1992, with the following conditions:
1) detailed landscaping plans need to be noted on the final plat, and
appropriate drawings attached;
2] minimum four (4) foot wrouGht-iron fence noted on canal lots;
3] simplified statement noting Homeowners dues are payable to Homeowners
Association:
4] note statinG that no less than 50% of lots backing up to Greentree
and MeadowGlen Circle contain one story houses;
5) note that no less than 25% of over-all subdivision will contain one
story houses;
6} note that minimum air conditioned house size of 2100 square feet is
required; and
7} note zoning designation on final plat
Please denote items #1-7 on the face of the plat, prior to submission for
signatures. City requirements for execution of final plat are attached.
Ail development fees must be paid prior to filinG.

After corrections are made, and the plat has been submitted to the City
for review and signatures, the plat must be filed with the Dallas County
Plat Department, prior to AuGust 11, 1992. If the plat is not filed
within six (6) months, it will be deemed null and void and reapplication
will be necessary.
