The Leisure Services Department has reviewed the above referenced development
and has the following comments.
The developer should be aware that the southern portion of this development
falls within the City of Coppell's Hike/Bike Trail Master Plan routing. The
property is impacted by the Denton Creek Trail greenwalk. The developer will
be required to donate a minimum 20' wide easement for the construction ora 12'
wide hike and bike trail. As shown, the easement is not part of the property, but
on adjacent property.
Leisure Services Department requests the developer make contact to discuss
possible trail construction.
The proposed development will be required to follow the guidelines as established
in the Parkland Dedication Ordinance. A fee of $1,285. O0 per dwelling unit will
be required at the time of final plat approval.
