1. On Lot 24, Block 1 and In Block 2 show the 15' B.L. as a 15' B.L. & F.L.
Variance Requests listed on the Final Plat were not approved by City Council
when the Planned Development was approved. Refer to attachment for approved
variances. Applicant will be required to amend the Planned Development and
obtain City Council approval for new variance requests.

Bring to the October 1 st DRC meeting a copy of the Homeowners Association
document. Note that the HOA document will have to be approved by the City
Attorney before the plat can be filed with the County.
Modify signature blocks of Chairman of the Planning and Zoning Commission
and Secretary of the Planning and Zoning Commission. City Council has final
approval authority for this particular plat. (see attachment)
5. Bring to the October 1 st DRC meeting a copy of the landscape and irrigation plan.

Staff written comments will be faxed to each applicant.
Please revise plats, landscape plans, and utility plans based on staff recommendations.
Should applicant disagree with staff comments please provide reasons why staff
recommendations should not be followed when you attend the October 1st Development
Review Committee (DRC) meeting.
Each applicant will bring one new set of revised plats and plans to the October 1st DRC
meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for
the project or other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, October 6th to resubmit eighteen (18) folded copies of
revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning
Department.
PD-166 Westbury Manor, Approved PD conditions
1. Developer to provide 4' walk along west side of London Way adjacent to church.
Developer to provide two driveway approaches to Church property at time of
paving of London Way. Final drive location to be coordinated with Church and to
be acceptable to and will meet all requirements of the City of Coppell.
3. Alley connection to Sandy Lake Road to be closed.
Developer to provide 250 L.F. of 6' high decorative metal fence and landscaping
along London Way.
Developer to provide 6' high masonry screening fence behind Lots 3, 4, 5, & 11,
Block 2.
6. Deletion of alleys approved only for Lots 20-24, Block 1 and Lots 1-11, Block 2.
Traffic calming devices to be provided on London Way. Number and design to be
acceptable to the City of Coppell. If the traffic calming devices provided are to be
speed humps, then they shall be surfaced by brick pavers.
8. No median breaks shall be allowed in Sandy Lake Road.
