Preliminary Plat
We have reviewed the above referenced subject for conformance to
City of Coppell subdivision ordinance, zoning ordinance,
streetscape plan and standards, and the following sets forth our
comments:
1. Provide signature block for P&Z and Council
2. Lots 2 and 5 are less than 110' average, as required by
subdivision ordinance.
3. Maximum spacing on sanitary sewer manholes shall be 500'.
Place manhole where C.O. is shown, Southwest corner Lot 4.
4. No curves in sanitary sewer mains.
5. Doggett Cove is 110' from Glencrest Circle, whereas
subdivision ordinance prohibits street alignments with
centerline offsets of less than 125 feet.
6. On the sewer and water line crossings of Bethel School Road,
the construction must be by other than open cut.
7. Attached is a list of projected fees on this project.
