Box 478 Coppell, Texas 75019 Attn: Planning Commission Re: Willowood Preliminary Plat Gentlemen: Enclosed are three prints of the revised preliminary plat for your review and approval. We would appreciate review of this plat at your February 16th meeting. Please note that we have changed lots 13 through 45 of block D, lots 1 through 12 of block J, and lots 7 through 17 of block K to minimum 70' wide lots. We have also changed the name of Reunion Drive to Sandy Knoll Drive and Woodbine Drive to Clear Creek Drive. Sandy Knoll Drive dead ends into our north propert~ line for future exten- sion, as shown on our original oreliminary plat. However, we feel that the final location should be established by the City of Coppell. We will work with you in any way oossible to accomodate your decision. In addition to the above changes, we have also agreed to do the following: 1. Deed restrict to 1400 square foot minimum house. 2. Build only rear entry Flair and Accent homes with Flairs all along the southern property line. Dedicate approximately 7 acres for park and two linear greenbelt parks to the City. Leave approximately 2 acres on Heartz and Woodhurst Drive for expansion of Assembly of God Church. Install bloeade/curb on Park Lane to keep traffic off of Bethel-School Road until completion of the project or until the City or County repairs or upgrades Bethel-School Road. 6. The one year time frame will begin when Fox and Jacobs sales begin. Ail streets and alleys will be reinforced concrete, per City standards. Ail utilities will be underground. Preliminary engineering plans indicate the utility layout will be as follows: Water The water system will consist of a 12" main from the existing 8" main in Bethel-School Road northeasterly along Park Lane; then northerly along Sandy Knoll Drive and dead ending at the north property line. 8" mains will be installed from the existing main in Heartz Road; east in Woodhurst Drive; north and easterly along Willow Springs Drive; and from Sandy Knoll Drive east along Willow Lane to Moore Road. An 8" main will also be in- stalled in Moore Road along the limits of our east property line. The remainder of the water mains will be 6". Ail mains will be installed in accordance with City standards. Sanitar~ Sewer The sewer system will connect to an existing 10" main in Bethel-School Road, just east of Rocky Branch Lane. A 10" main will be constructed northward in an easement along the eastern edge of the ~roposed park site, to approxi- mately the intersection of Park Lane and Sandy Knoll Drive. The remainder of the mains will be 6" and 8" as grades and number of users dictate. The only critical area will be the 35 lots in block K along Moore Road. This area will be served by an 8" main along the south alley of block I and Sandy Knoll. Ail mains will be constructed according to current City standards. Storm Sewer The majority of run off will be handled in streets, alleys and greenbelt areas, however, there will be a small amount of storm sewer in Willow Lane from Sandy Knoll east to the greenbelt area. It is our intent to utilize and maintain natural drainage courses as much as possible. The engineer for this project will be John C. Gibson Company, Inc.
