Preliminary Plat Review
Gentlemen:
We have reviewed the above referenced project for conformance
to City of Coppell standards and the requirements of the
subdivision ordinance. Prior to recommending placement on
P & Z or Council agendas as a preliminary, the following
items need to be addressed.
It appears Harris Street is the only access to the
proposed subdivision other than alleys. Sixty units
being served by only one access is inadequate.
For fire lane access, a minimum radius of 20' is
required, on 24' wide drives.
A concrete roadway connection should be provided for this
project; Harris Street should be improved to Kaye Street.
4. Need offsite and onsite drainage area information.
5. Existing and proposed zoning of land.
6. Location of proposed screening walls.
7. Landscaping plan should be provided.
8. Provide a "looped" water system, add an additional fire
hydrant along north side of project.
9. No curves in sanitary sewer mains. Provide "inside" drop
manhole.
10. Provide name of street in subdivision.

11. Water mains shall be DR 14 not SDR 35.
12. Show name of engineer responsible for preliminary plat.
