Prior to recommending placement on P & Z or Council agendas as a preliminary, the following items need to be addressed. It appears Harris Street is the only access to the proposed subdivision other than alleys. Sixty units being served by only one access is inadequate. For fire lane access, a minimum radius of 20' is required, on 24' wide drives. A concrete roadway connection should be provided for this project; Harris Street should be improved to Kaye Street. 4. Need offsite and onsite drainage area information. 5. Existing and proposed zoning of land. 6. Location of proposed screening walls. 7. Landscaping plan should be provided. 8. Provide a "looped" water system, add an additional fire hydrant along north side of project. 9. No curves in sanitary sewer mains. Provide "inside" drop manhole. 10.
