The form of Declaration of Covenants, Conditions and Restrictions for Windsor Estates, Coppeil, Texas is acceptable, however please note that Exhibit "A" which is intended to describe the property the subject of the Declaration is incomplete. In addition, please note that Exhibit "B" which is intended to describe the common properties is incomplete. In addition the definition of "common properties" contained in Article I(h) does not make specific reference to "common properties" as shown on the recorded plat for the subdivision. The definition should be amended to specifically include a reference to any "common properties" as shown on the recorded plat, or Exhibit "B" when completed should describe all "common properties" including those shown on the recorded plat. A sample provision to that effect appears in the model Declaration cOntained in the subdivision regulations. Finally, please note that we did not review the form of the Declaration of Covenants, Conditions a~d Restr/ctions for Windsor Estates, Coppell, Texas to determine if' the same is consistent with zoning for the subject property, and assume that the City staff has it for such purpose.
