The City of Coppell Hike and Bike Trail Master Plan impacts this subdivision. The Denton Creek Greenwalk runs along the northern and eastern boundaries of this subdivision. The applicant is providing a 20 foot trail easement in the back of Lots 9-13, Block A, to accommodate the Greenwalk Trail. However, the east/west bike route also runs along DeForest Road. The preliminary plat showed a 5 foot wide easement along DeForest Road to be utilized for this particular trail, as well as a 10 foot wide easement between Lots 14 & 15 of the Preliminary Plat (approx. location of the easement on this plat would be between Lots 13 & 14) that would eventually connect the on-road bike route with the Denton Creek Greenwalk Trail. Please incorporate the easements. The 5' wide easement along the south side of DeForest Road will impact the proposed landscaping plan, please modify the plan. Provide some notation indicating the fence line on the comer lots (Lot 2, Block A, Lots 1, 3, and 4, Block B) Missing signature blocks for the Chairman of the Planning and Zoning Commission, Mayor and City Secretary. (see attachment). Include Volume and Page reference. Plat documents should be black lines. The Landscape Plan needs to be signed and sealed by a licensed landscape architect or bonafide nurseryman. The irrigation plan must be signed and sealed by a licensed irrigator. Staff suggests that a street name change to occur at the intersection of St. James and DeForest Road, from DeForest Road to DeForest Circle and eliminate St. James Place. After careful review, staff believes that the amendment to the Planned Development must be approved before the Final Plat can be approved. Note: A. B. Staff written comments will be faxed to each applicant. Please revise plats, landscape plans, and utility plans based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the April 1st Development Review Committee (DRC) meeting. Each applicant will bring one new set of revised plats and plans to the April 1st DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting. Applicant will have till noon Tuesday, April 6th to resubmit eighteen (18) folded copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning Department
