P&Z approval on 2/21/02February22,2002 Mr. Mark Wainscott Wainscott & Associates 4815 Keller Springs Addison, TX 75001 RE: Wynnpage Plaza South, Building 2~ Site Plan Dear Mark: This letter is to inform you that the Wynnpage Plaza South, Building 2, Site Plan, request to allow the development of an approximately 9,000 square-foot office building on approximately one acre of property located at the southwest comer of Denton Tap Road and Wynnpage Drive, was recommended for approval by the Coppell Planning and Zoning Commission on Thursday, February 21, 2002, subject to the following conditions: 1) Revise the Landscape Plan and/or tabulations to provide the required level of landscaping. 2) The applicant shall comply with Section 12-33-1 (6.A) by providing a significant level of landscaping to adequately screen any mechanical and utility equipment from view. 3) Mount light fixtures on the two front entrances along Denton Tap Road. 4) All meters shall be screened from view within the entrance features or behind solid screening. The date scheduled for consideration by the Coppell City Council is Tuesday, March 19, 2002, at 7 p.m. A representative for this case must be present at this meeting, which will be held in Council Chambers at City Hall. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items that accurately reflect conditions as recommended by the Planning and Zoning Commission. Therefore, please revise and/or submit to the Planning Department 16 folded copies of all exhibits on or before 12 noon~ Wednesday~ March 6th.
