NORTHLAKE WOODLANDS, SECTION SIX
A. Use Regulations: A building or premise shall be used only for the following
purposes:
1. Any use permitted in the "SF-ED", "SF-18~, or the "SF-12" District of
the Copper Comprehensive Zoning Ordinance.
2. Home Occupation.
3. Such uses as may be permitted under the provisions of special use permits in
the Section 30--5 and 30-6 of the Copper Comprehensive Zoning Ordinance.
B. Maximum Height Regulations: Thirty-five (35) feet, no more than two and one-half
(2-1/2) stories high.
C. Area Regulations:
1. Minimum Size of Yards:
(A) Front Yard: Twenty-five (25) feet. Where lots have double frontage, running
through from one street to another, the required front yard shall be provided on
both streets.
(B) Side Yard: Eight (8) feet. A side yard adjacent to a street: fifteen (15) feet.
Allowable non-residential uses: Twenty-five (25) feet.
(C) Rear Yard: Twenty (20) feet.
2. Minimum Size of Lot:
(A) Lot Area: Nine thousand (9,000) square feet.
(B) Lot Width: Seventy-five (75) feet.
(C) LOt Depth: One Hundred (100) feet.
3. Minimum Dwelling Size: Sixteen hundred (1,600) square feet, exclusive of
garages, breezeways, and porches.
4. Maximum LOt Coverage: Thirty-five (35%) percent of the total lot area may
be covered by the combined area of the main buildings and accessory
buildings.

5. Parking Regulations: Two (2) enclosed off-street parking spaces shall be
provided behind the front building line for each unit in accordance with the
requirements in Section 31 of the Coppell Comprehensive Zoning Ordinance.
Where lots are adjacent to an alley, the enclosed parking area (garage) must be
accessed off of the alley only. No parking shall be allowed within the front
yard.
6. Type of Exterior Construction: At least eighty (80%) percent of the exterior
walls of the first floor of all structures shall be masonry construction (see
Section 42-80 of the Coppell Comprehensive Zoning Ordinance) exclusive of
doors, windows, and the area above the top plate line. Each story above the
first floor of a straight wall structure shall be at least eighty (80%) percent
masonry exclusive of doors, windows and the area above the top plate line.
A tract of land situated in the Edward A. Crow Survey, Abstract No. 301, in the City of
Coppell, Dallas County, Texas and being more particularly described as follows:
BEGINNING at a point in the south fight-of-way line of Bethel School Road at the northwest
comer of the Fourth Section - North Lake Woodlands, an addition to the City of Coppell as
recorded in Volume 77229, Page 992 of the Deed Records of Dallas County, Texas:
Thence South 0 degrees 24' 44" W, a distance of 595.35 feet;
Thence North 89 degrees 51' 55" W, a distance of 858.06 feet;
Thence North 0 degrees 23' 07" W, a distance of 715.03 feet;
Thence North 89 degrees 51' 55" W, a distance of 410.57 feet to a point in the east fight-of-
way line of Denton Tap Road (100 feet fight-of-way);
Thence North 2 degrees 52' 07" W, a distance of 60.08 feet;
Thence South 89 degrees 51' 55" E, a distance of 958.04 feet;
Thence in a southeasterly direction with a curve to the fight, said curve having a central
angle of 44 degrees 06' 07" and a radius of 260 feet, a distance of 200.13 feet;
Thence in a southeasterly direction with a curve to the left, said curve having a central angle
of 40 degrees 56' 03" and a radius of 200 feet, a distance of 142.89 feet to a point in
the west right-of-way line of Hertz Road (35 feet fight-of-way);

distance of 50.44 feet to a point in the south fight-of-way line of Bethel School Road;

Road, a distance of 13.81 feet to the POINT OF BEGINNING and containing
15.4496 acres of land.
