1. Comply with Section 12-29-3 (3.I) of the Coppell Zoning Ordinance, (Prohibited Signs)"

2. Staff would recommend that the applicant relocate the proposed dumpster and enclosure
further south, beyond the line of sight from Denton Tap Road.
3. Revise Perimeter Landscape Calculations to exclude driveways from the required area.
For example, the south perimeter area contains a 24' wide drive isle; this may be
deducted from the 200' linear feet to be only 176'. The north perimeter area should also
be revised to exclude a 24' drive isle.
4. Please note that the Non-Vehicular landscape requirement is 1 tree per each 2500 square
feet of non-vehicular landscape area. Please revise required number of trees accordingly.
5. Staff is aware that the applicant has made every effort to comply with the landscape
requirements, without providing a 10' perimeter buffer along the north property line.
However, a 10' landscape buffer is required and must be provided in some manner. Staff
would recommend that the applicant increase the planting area between the north row of
parking and the north building wall, which would remedy this deficiency.
6. Correctly show proposed path of the Fire Lane on both the landscape plan and site plan,
which should coincide with the Fire Lane shown on the Minor Plat.

8. Correct typographical error within owner' s certificate.
9. Ensure that no other easements are in place or needed to serve the property.

Please revise plats, site plans, lan&cape plans, and building elevations based on staff
recommendations. Should applicant disagree with staff comments please provide
reasons why staff recommendations should not be followed when you attend the
September ~k .Development Review Committee (DRC) meeting.
Each applicant will bring two new sets of revised plats and plans to the September 6th
DRC meeting. Applicants will be asked to show, explain, and defend any revision. A
representative for this project is required to attend the meeting.
Applicant will have till noon Tuesday, September 11,2001 to resubmit fourteen (14)
folded copies of revised plans, three (3) reduced paper copies (8 1/2 X 11) and a JPEG
file of each exhibit to the Planning Department.
