Front Yard setback is labeled as 30'. However, when the front yard will be
utilized for parking, the required setback is 60'.
Revise all dates on Final Plat, indicating the current year is 2001.
Remove all references to the zoning of adjacent properties from the plat. Only the
current zoning of the subject site should be indicated.
Revise franchise utility signature block to reflect the current names of the utility
companies. Lone Star Gas and TU Electric are now one company-T.X.U. Electric
and Gas. GTE is now Verizon and Paragon Cable is now AT&T Broadband.
Include the lot and block and acreage of the site within the title block of the plat.
Show all existing and proposed fire lanes on plat, including all curve radii.
Ensure that no additional easements are necessary.
General Site Plan Comments
Staff should note that a significant level of inconsistencies exist within the
submission. For example, many aspects of the plans are outdated and do not show
current conditions, there are many "floating" labels and unexplained symbols, and
several inconsistencies among plan sheets. In order to continue with the review
process, please address and remedy all inconsistencies.
Since the last approval in 1995, several buildings/facilities have been constructed
that were not reviewed by the City. In order to clarify the development pattern on
this site, Staff would recommend one line weight/pattern for existing buildings,
another line weight/pattern for the existing buildings/facilities that were
constructed since the last approval, and another line weight/pattern for the
proposed buildings at this time.
Revise sheet numbers to more clearly differentiate between each sheet. Perhaps
adding a different letter to the page.
More clearly indicate, on the site plan, where areas "E & G" are located as noted
on the building elevations.

Increase the size of the Overall Site Plan to more clearly show the site. Staff does
not object to reducing the amount of Wrangler and Enterprise Drives shown on
the plan.
The scale of the drawing is shown in three locations. Please reference only the
correct scale of the drawing in one location.
Indicate that the front yard setback is 60' and not 30'.
Revise plan to show Wrangler Drive in its current configuration as a through
street and remove notation "Future Wrangler Drive". Or as noted in # 1, eliminate
from view.
Explain notation of"future roadway" placed along the rear property line of the
site or eliminate if not proposed.
Clearly show location of new entrance feature or "tower" on site plan, as shown
on the elevations.
Remedy spelling error of "familiarize" under General Notes.
Revise drive along the east property line that will serve the new Service Center.
As currently shown, the drive simply ends and does not tie into an existing drive.
It appears that several changes are being made to the site, which are not outlined
in the application. Specifically
Indicate repaving of existing bus parking lot for passenger vehicle
parking.
· More clearly show that additional parking is proposed around the
triangular-shaped open space close to the east property line.
· Indicate that covered walkways will be enclosed.
· Indicate if any changes are proposed to the existing cafeteria building
(adjacent to the new kitchen addition)? It appears to be drawn of the
same line weight as the proposed service center-a proposed building.
· Provide a "Proposed" label on all facilities and/or parking that are
proposed to be constructed as part of this application.

Clearly label driveways as proposed and existing, in order for plan reviewers to
know where one begins and the other ends.
It appears that the new drive along the east property line will tie into the existing
drive and cause the elimination of two parking spaces. Please label accordingly.
The scale of the drawing is shown in two locations. Please reference only the
correct scale of the drawing in one location.
Again, please indicate the Service Center building as "proposed" and show all
proposed buildings in a consistent manner. Eliminate hatching from Existing
building on this sheet.
Indicate define and indicate the purpose of the "Remote dock".
Indicate the proposed square footage of the Service Center on the plan sheet.

Revise length of proposed passenger vehicle parking spaces in front of the new
Service Center. Parking spaces are required to measure a minimum of 9' x 19'.
Revise on parking calculations as well.
It appears that trees are shown on this plan sheet. Please remove all reference to
landscaping on the site plan unless all landscaping is being shown.
As shown, it appears that all parking notations relate to only the new Service
Center. Please confirm this statement.
Please indicate what uses will occur within the Service Center Building.
According to submitted elevations, the building will contain several overhead
doors/loading docks, indicating that there are additional uses, other than office,
within the building.
Please reference the current edition (Ordinance 91500-A-282) Coppell Zoning
Ordinance when calculating parking requirements. For example, office uses
require one parking space per 300 square feet.
Indicate where the 242 parking spaces are located; only 155 spaces are shown to
be located around the new Service Center. Does this number include the repaved
parking lot along Wrangler Drive? Does this include the additional parking in the
triangular shape along the east side of the property?
What impact do the other building additions have on parking?
Relocate parking calculation table to overall site plan sheet, if parking spaces
noted within the calculations are located outside the area shown on the current
sheet.
Indicate the square footages of each of the building additions.
Site Plan-Sheet C 2.9A (Site Plan)
Staff would recommend that the applicant eliminate sheet C 2.9A from the site
plan submittal. The overall site plan represents the same level of information.
Site Plan-Sheet L 2.1 (Landscaping Plan)
Given the visibility from adjacent properties, staff would recommend that the
applicant consider relocating the proposed Service Center building to the rear of
the site and placing the proposed bus parking area to the inside of the property.
The revision would dramatically change the view of this area from the adjacent
properties by providing a permanent screen.
Additionally, it appears that a large number of trees are located on-site in the area
of the existing pond, but are not shown on any plan. Please show on current
sheet, if applicable, or indicate if these trees will be removed as a result of
development of this area.
Please indicate the area that is included in the Landscape Calculations. Is it the
area shown as grass? Please define.
Show the proposed Fire Lane in its entirety along the south side of the proposed
Service Center.
Eliminate "clean out" notations and either show and label water lines fully or
remove from plan.

Please revise plats, site plans, landscape plans, and building elevations based on staff
recommendations. Should applicant disagree with staff comments please provide
reasons why staff recommendations should not be followed when you attend the May 3rd
Development Review Committee (DRC) meeting.
Each applicant will bring two new sets of revised plats and plans to the Ma}, 3rd DRC
meeting. Applicants will be asked to show, explain, and defend any revision. A
representative for this project is required to attend the meeting.
Applicant will have till noon Tuesday, Ma}, 8th to resubmit fourteen (14)folded copies of
revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the
