Denton Tap Road Coppell, Texas 75019 COPPELL MIDDLE SCHOOL WEST Site Plan and Final Plat Dear Buddy: This letter is to inform you that Coppell Middle School West, Site Plan and Final Plat, to allow the construction of a service center with bus/maintenance vehicle parking, several building additions, reconstruction of the concession building, and re-paving of the parking lot on approximately 51.7 acres of property located at 1301 Wrangler Drive, were approved by the Coppell City Council on Tuesday, June 12, 2001, subject to the following conditions: FINAL PLAT CONDITION: 1) The applicant shall schedule a meeting with the City regarding existing and proposed water lines prior to the filing of this Final Plat. SITE PLAN CONDITIONS: 1) Provide looped fire line. Provide fire hydrants a minimum of every 300 feet as measured along the fire lane. 2) Review parking space dimensions and confirm the size as being 9' x 18' or 9' x 19'. All parking notations refer to 9' x 18' parking spaces; however, all spaces are required to measure 19' in length, unless additional space is provided for vehicle overhang. 3) More clearly indicate the area that is included in the Landscape Calculations. The landscape plan references a 7.71-acre area, but the plan does not show these boundaries. 4) Revise location map to correctly show Wrangler Drive. 5) TXU will require easements for existing and proposed facilities. 255 PARKWAY ~lr P O BOX 478 ~r COPPELL TX 75019 1~ TEL 9721462 0022 ~ FAX 972/304 3673 This Final Plat must be submitted for signatures by City Officials within six months after approval by the City Council (December 12, 2001) or it shall be deemed null and void and resubmittal shall be required. After City signatures have been procured, it is the applicant's responsibility to file the document with the Dallas County Plat Records Department. Sinp&cerely, G~L.~A~.P. l~irecto~/of Planning and Community Services ~ttachment Cc: Robert Howman, Glenn Engineering Building Inspection file City of Coppell Planning Department PROCEDURE FOR THE FILING OF EXECUTED FINAL PLATS AND REPLATS Following approval of the final platYreplat by the City Council, and correction of the plat as required by the City Council, the information listed below is required for the submission of the Final Executed Plat to the Planning Department: · Transmittal letter, including the name and telephone number of the contact person. · A tax certificate fi.om each taxing entity (city, school district, & county) having jurisdiction over the property indicating that all taxes have been paid. (see attachment) · All blank spaces completed, with the exception of the signature of City Officials. Eight (8) 24" x 36" black lines on white paper and one (1) 24" x 36" mylars. Black lines must be folded in a 8 1/2" x 11" format. You may submit additional copies for your use; however, one (1) paper copy will remain with the City prior to filing and, at, er filing, seven (7) paper copies and one (1) mylar must be returned to the City. · Original signatures on all plats. Names must be typed or printed below each signature. · Signature block of Utility Companies, with original signatures of each representative. It will take approximately 3-5 weeks to review and obtain signatures of City Officials. Once proper signatures have been obtained, the Planning Department will telephone the person listed as representative or contact to pick-up the plats. The representative shall file the plat with the Dallas County Clerk and return the seven (7) black lines and one (1) mylar to the Planning Department. Said black lines shall reflect on each sheet, the volume and page of the Map and Plat Records into which the plat was filed by the County Clerk. If the final plat/replat has not been submitted for signatures by City Officials within six (6) months after approval, the plat shall be deemed null and void, and resubmittal shall be required. DALLAS COUNTY COUNTY CLERK EARL BULLOCK August 27, 1999 Effective September 1, 1999, any person(s) filing a plat or replat for record must comply with H. B. 1563 (e). The house bill reads: (e) A person may not file for record or have recorded in the county clerk's office a plat or replat of a subdivision of real property unless the plat or replat has attached to it an original tax certificate from each taxing unit with jurisdiction of the real property indicating that no delinquent ad valorem taxes are owed on the real property. Ths subsection does not apply if more than one by inheritance and those persons owning an undivided interest in the property obtained approval to subdivide the property to provide each person with a divided interest and a separate title to the property.
