A variance for the alley and cul-de-sac length should be shown on the face of the plat. Street names of Cambridge Drive, Essex Drive and Sheffield Circle should be changed. Please coordinate with the Fire Department. On the initial submittal there were private streets proposed for this development. The information submitted does not indicate that private streets are still being considered. However, if private streets are still being considered, various easements will be needed for the utility companies. The floodplain and floodway should be tied down. The various plans submitted with this application should be labeled as to what they are i.e., drainage plans, water and sewer plans, etc. On the plan that appears to be the drainage plan all the drainage areas should be labeled. Various fees will be required for this development such as water, sewer, parks, and roadway impact fees.
