RE: Northlake 635 Business Park, Replat of Lot 1, Block D, and Site Plan
Dear Madam/Sir:
This letter is to inform you that the Northlake 635 Business Park, Replat of Lot 1, Block D and Site Plan, to
allow the development of 2 office and warehouse buildings totaling 240,800 square feet on 32.83 acres of
property located at the northwest corner of Beltline Road and Lakeshore Drive, were approved by the Coppell
City Council on Tuesday, April 13, 1999, as follows:
The Replat was approved, as submitted.
The Site Plan was approved, subject to the following conditions:
1) Show limits of the protected wetland areas along Beltline Road on the site plan.
2) Compliance with the Leisure Services Department comments (attached).
This Replat must be submitted for signatures by City Officials within six months after approval by the City
Council (October 13, 1999) or it shall be deemed null and void and resubmittal shall be required. After City
signatures have been procured, it is the applicant's responsibility to file the document with the Dallas County
Plat Records Department. Please see the attached checklist for the requirements for execution of Final Plats and
Replats.

Tree Survey Performed on the Northlake 635 Busirtess Park, Phase I
I visited the above mentioned site this week in order to familiarize myself with the site
characteristics and condition of the existing trees. As you ate aware, the tree surveyor for this
projcct has omitt~ ~rom the reparation list, several trees which would ordinarily fall within the
size and species ffuidelines for being prote~ted tr~s. All of the trees t)cing exempted from the
prot(~t~ list are of the species Prosopis grandulosa (mesquite). While sevea'al specimens a~ this
location are desirable of preserving, most are not in a condition which would generally bo
claasified as a tree to be protected and preaerved. Many of these trees have suffered si&nificant
bark damage at the base, are emitting a brown flux or ooze and are dropping large limbs. This
situation creates an unsafe, weak wooded tree which is in obvious decline.

I also noticed the tree survey performed at this site is not complete. There are a few trees of note
which m'e not reflected on the survey and need to be added to the list oftrees for which reparation
is due. Also, a few ofthe trees should be mitigated which are listed on the tree survey but are not
proposed to be replaced. In particular, trees with ta8 numbers 24, 27, 43 and 91 should be
mitig&ted and rcparation made as da,,nase to these trees is minimal and with trimmin8 and care,
they could make acceptable landscape trees.

PROCEDURE FOR THE FILING OF
EXECUTED FINAL PLATS AND REPLATS
Following approval of the final plat/replat by the City Council, and correction of the plat as
required by the City Council, the information listed below is required for the submission of the
Final Executed Plat to the Planning Department:
Transmittal letter, including the name and telephone number of the contact
person.
All blank spaces completed, with the exception of'the signature of City Officials.
Eight (8) 24" x 36" black lines and one (1) 24" x 36" mylars. Black lines must
be folded in a 8 1/2" x 11" format. You may submit additional copies for your
use; however, one (1) paper copy will remain with the City prior to filing and,
after filing, seven (7) paper copies and one (1) mylar must be returned to the
City.
Original signatures on all plats. Names must be typed or printed below each
signature.
Signature block of Utility Companies, with original signatures of each
representative.
It will take approximately 3-5 weeks to review and obtain signatures of City Officials.
Once proper signatures have been obtained, the Planning Department will telephone the person
listed as representative or contact to pick-up the plats.
The representative shall file the plat with the Dallas County Clerk and return the seven (7) black
lines and one (I) mylar to the Planning Department.
Said black lines shall reflect on each sheet, the volume and page of the Map and Plat Records
into which the plat was filed by the County Clerk.
If the final plat/replat has not been submitted for signatures by City Officials within six (6)
months a~r approval, the plat shall be deemed null and void, and resubmiRal shall be required.
