P&Z approval on 4/18/02 T H ir C I T Y 0 F COPPEI I Aprill9,2002 Valley Ranch Baptist Church 1501 Belt Line Road Coppell, TX 75019 RE: Valley Ranch Baptist Church~ Lot It Block At Replat Dear Madam/Sir: This letter is to inform you that the Valley Ranch Baptist Church Addition, Lot 1, Block A, Replat, to allow an approximate 43,000 square-foot building addition and the expansion of the parking lot to include 392 additional spaces on approximately 7.5 acres of property located at 1501 Belt Line Road, east of MacArthur Blvd., was recommended for approval by the Coppell Planning and Zoning Commission on Thursday, April 18, 2002, subject to the following conditions: 1) Revise all fire lane dimensions to be consistent with that shown on the PD-196 Valley Ranch Baptist Church Site Plan. 2) Compliance with Engineering conditions as follows: a. Fully dimension and tie down all easements, including existing easements. b. Resolve any inconsistencies between the 24' and 25' fire lane widths. c. Obtain easements from the Irving Flood Control District for the outfall of the 24" and 27" ReP's. Easements should be shown on the plat with reference to Volume and Page numbers. d. Show and label the City limit line along the south side of this property. The date scheduled for consideration by the Coppell City Council is Tuesday, May 14, 2002, at 7 p.m. A representative for this case must be present at this meeting, which will be held in Council Chambers at City Hall. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items that accurately reflect conditions as recommended by the Planning and Zoning Commission. Therefore, please revise and/or submit to the Planning Department four folded copies of all exhibits on or before 12 noon~ Wednesday~ May 1st.
