Screenwall pilaster spacing should be minimum 10', maximum 30'.
Wall maintenance easement along the north edge of the subdivision needs to be enlarged
on each side of Forest Bend Drive. Entry feature walls at that location extend beyond the
wall maintenance easements on Lot 1, Block A, and Lot 23, Block D.
Since Lot 14, Block D, is oversized, consider reducing its width by enough to slide Lots
10-13 to the west and turn the alley north between Lots 9 and 10. This would improve
the marketability of Lot 5, Block A, which otherwise faces a view straight up a long
alley.
Approval blank needs to be set up for P & Z Chairman.
The landscape plan needs to be signed and sealed by a licensed landscape architect or a
bonafide nurseryman.
Submit an irrigation plan.
See attachment with regards to conditions placed during the preliminary plat approval
process. Should applicant disagree with the conditions provide reasons why conditions
should not be followed.
Lot 1, Block D has an awkward corner. Revise the lot line between Lot i and Lot 15.
Landscape Plan shows gate entrance to Lot 27, Block C. Either move the gate (plus or
minus) 40' north, or provide a public sidewalk easement across Lot 27.
The Homeowners Association Agreement must be submitted for the City Attorney's
review.

A. Staff written comments will be faxed to each applicant.
Please revise plats, landscape plans, and utility plans based on staff recommendations. Should
applicant disagree with staff comments please provide reasons why staff recommendations should
not be followed when you attend the October 2 Development Review Committee (DRC) meeting.

Each applicant will bring one new set of revised plats and plans to the October 2nd DRC
meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for
the project or other representative is urged to attend the meeting.

Applicant will have till noon Tuesday, October 7th to resubmit seventeen (17) folded copies of
revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning
Department.

Dear Mr. House:
This letter is to inform you that the Forest Cove F. atates, Preliminary Plat, to allow the development of an 88-
lot single family residential subdivi~'on on 26.65 acres of pwpe~ located along the south side of Sandy Lake
Road between Coppell Road and Whispe~g I4'ilI.~ Drive, was approved by the CoppeJl City Council on
Tuesday, March 11, 1997, subject to the Engineering comment ns follows: PedesUian & bicycle access needs
to be provided to the south to W'flson Elementary School along Coppell Road, which would require reworking
the drainage ditch along Coppell Road, and the following conditions:

The Planning Department will recommend to Council that certain alleys be waived in Block E, Lots 1-4,
43 & 44 and in Block A, Lots

The Homeowners Association Agreement will be available for the City Attorney's review prior to Final
Plat submisdon.
Alignment of Hickory Ridge Drive shall be accepted by Lone Star Gas.
Adjust the Landscape/I~gafion Plan to reflec~ the 30' TU Electric easement along Sandy Lake Road,
as well as the Common Areas I-3.
Place on the face of the Plat: 'Due to the proximity to the existing and fu.ture runwaYs of
