1. Screenwall pilaster spacing should be minimum 10', maximum 30'.
2. Lot 24, Block A, should be designated as part of Common Area 2.
3. Triangular area south of Hickory Ridge Drive and within the Lone Star Pipeline easement
should be designated Common Area 3, unless deeded to adjoining property owner.
4. Lot 5, Block B, appears to have about 7,800 s.f. If a triangle roughly 300 s.f. in area
out of the southeast comer were put into Lot 4, Lot 4 would have alley access.
5. On the landscape plan, staff does not understand the entry notations at Chestnut Cove.
6. Approval blank needs to be set up for P&Z Chairman.
7. The Homeowners Association Agreement must be submitted for the City Attorney's
review.
8. Alignment of Hickory Ridge Drive shall be accepted by Lone Star Gas.

Staff written comments will be faxed to each applicant.
Please revise plats, landscape plans, and utility plans based on staff recommendations. Should
applicant disagree with staff comments please provide reasons why staff recommendations should
not be followed when you attend the October 2 Development Review Committee (DRC) meeting.
Each applicant will bring one new set of revised plats and plans to the October 2nd DRC
meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for
the project or other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, October 7th to resubmit seventeen (17) folded copies of
revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning
Department.
