Texas 75019 972-462-0022 October 17, 1997 This letter is to inform you that the Forest Cove. Phase II. Final Plat, to allow the development of 43 residential lots on a 12.217 acre tract of land located along the south side of Sandy Lake Road, approximately 2000 feet west of Denton Tap Road was approved by the Coppell Planning and Zoning Commission on Thursday, October 16, 1997, subject to the following conditions: 1) On Sheet LP 1 of the landscape plans, both thinwall pilaster spacing notes on the brick screen wall detail shall read 10'-0" O. C. min, 30'..0" max. 2) Each sheet of the landscape plans shall bear the signature and seal of a Texas registered Landscape Architect or landscape contractor that is a member of a bona fide Nurseryman's Association. 3) Applicant shall submit an irrigation plan for approval by City staff prior to recording the plat. 4) Applicant shall obtain a letter ~om Lone Star Gas Pipeline Co. stating all restrictions regarding the placement of construction, flatwork, roof overhangs, accessory buildings, swimming pools, decks, fences, play equipment and landscaping within the pipeline easement where it crosses platted lots. All such restrictions shall be placed on the face of the plat prior to recording. This Final Plat must be filed with the Dallas County Plat Records Department. Approval is valid for six (6) months. If the Plat has not been filed for record with the County prior to April 16, 1998, it shall be deemed null and void and resubmittal shall be required. PLATS AND REPI.ATS PROCEDURF..5 Following approval of the f'mai plat by the City Council, and correction of the plat as required by the City Council, the information listed below must be completed prior to submission of the Final Executed Plat to the Planning Department. Original signatures on ah plats. Names must be typed or printed below each signature. Signature block of Utility Companies, with original signatures of each representative. Ten (10) paper copies and two (2) mylars. Paper copies must be folded. You may submit additional copies for your use; however, one (1) paper copy will remain with the City prior to f'ding and, after filing, nine (9) paper copies and two (2) mylars must be returned to the City. Clear film positives, 1 each; 1" - 600' and 1" = 200' of the parcel only. (For plats larger than 20 acres). · Three (3) 8 1/2" x 11" sheet size, reduced copies of the executed plat. Transmittal letter, including the name and telephone number of contact person. AH blank spaces completed, with the exception of the signature of City When the information listed above is complete; submit ten (10) bluelines, two (2). mylarz and a transmittal letter to the Planing Department. It will take approximately 3 - $ weeks, to review and obtain signatures. Once the proper signatures have been obtained, the Planning Department will telephone the person listed as representative or contact to pick-up the plats. The representative shaH submit t'ding fees and the required number of copies with the County Clerk. The applicant completes the f'ding process and returns the required n-tuber of f'ded copies, reduced copies and clear film positives to the Planning Department. Said copies shah reflect on each sheet, the volume and page of the Map and Plat Records into which the plat was f'ded by the County Clerk. If the f'mal plat has not been submitted for signatures by City Officials within six (6) months after approval, the plat shah be 'deemed null and void, resubmittal shah be required, and current subdivision regulations apply.
