Revise Replat utilities signature block to read Verizon instead of GTE and show TXU as TXU Electric & Gas. Show curve data on plat. Per Coppell Fire, the inside curb must measure 30' and the outside 54' minimum. Rail easement needs to be abandoned by separate instrument prior to filing of the subject plat. Provide the City with a copy of the abandonment. Easement for TXU switchgear must measure 20 x 20. Site Plan Revise inconsistencies between the notations on Building Elevations and the site plan to indicate correctly the elevations for each building. Building #3 is not shown to have a screening wall. Remove tree stamps from site plan sheets; all proposed landscaping should be shown on the landscape plan. Indicate number of parking spaces per row on both site plan sheets (alternate & standard layout). Enlarge Calculations shown on site plan sheets to increase legibility and indicate zoning on subject site. Correct site area tabulation on site plan sheets; the acreage is not 13.54 acres. Correct site coverage calculation, noted as 39% coverage (Staff calculates 28%) Revise site location map to reflect entire site. Label large open grass area on standard site plan sheet. Substitute alternative material for signage, other than metal face. THERE IS NO NEED TO RESUBMIT IRRIGATION PLANS UNLESS MAJOR REVISIONS ARE REQUIRED BY THE ENGINEERING DEPARTMENT. Landscape Plan 14. 15. Provide landscape plan for the entire site, including the southern portion that was recently approved. The two phases should be shown on separate sheets for clarity. Staff might suggest labeling the phases on the plan. Revise landscape calculations to show both phases of development. This site is now one lot and must be shown in its entirety. Provide landscape plan for alternate parking layout. Provide trees on the berm proposed to run the length of the new truck court. A berm and hedge is not sufficient to screen a truck court area. Provide a landscape-screening hedge along the north property line; all parking areas must be screened from adjacent properties. Show property line dimensions on all perimeter property lines. Provide Tree Mitigation Plan. Please revise plats, site plans, landscape plans, and building elevations based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be .followed when you attend the December 7th Development Review Committee (DRC) meeting. Each applicant will bring two new sets of revised plats and plans to the December 7th DRC meeting. Applicants will be asked to show, explain, and defend any revision. A representative for this project is required to attend the meeting. Applicant will have till noon Tuesday, December 12th to resubmit sixteen (16) folded copies of revised plans and three (3) reduced paper copies (8 1/"2 X 11) of each exhibit to the Planning Department
