Commerce Ctr P1/SP-DR000928 (4)2 8 2000 DEVELOPMENT REVIEW ENGINEERING COMMENTS ITEM: Coppell Commerce Center, Phase 1, Replat and Site Plan, to allow the development of office and warehouse buildings on 19.386 acres of property located along the north side of Burns Street, between Freeport Parkway and Hammond Street, at the request of Crescent Real Estate Equities, LTD. DRC DA TE: September 28, 2000 and October 5, 2000 CONTACT: Mike Martin, P.E., Assistant City Engineer (972-304-3679) COMMENT STATUS: Indicate on the site plan that a left turn lane will be constructed at the existing median opening as per city standards details. On the replat show the width of the existing right-of-way of Freeport Parkway. As per the City's Subdivision Ordinance, 110' of right-of-way is needed. An additional 10' of right- of-way will be needed where the property is within 300' of Bethel Road. On the replat, show the minimum finish floor elevation for the proposed buildings. Provide a note on the plat stating that "The existing and proposed drainage easements on the north side (drainage channel and proposed detention pond) to be maintained by property owner." Show the width of the proposed driveway. The maximum allowable driveway width for industrial development is 40' A conceptual utility plan needs to be provided so a determination can be made if additional easements will be required.
