Dear Pert:
In response to your letter dated August 22, 1997, Kwik Industries, Inc. offers the
following retort:
We agree to restriction of the removal of existing trees to two 18" post oak trees,
and one 16" post oak tree located closest to the existing building. The removal of
these trees are necessary for the parking layout (item 2). Five Redbud trees six
feet tall at time of planting and additional landscaping are proposed to replace the
removed trees.
We agree to the addition of concrete pavement to provide two(2) additional
parking spaces in the area where three(3) existing trees are removed.
Architectural elevations, are provided, which show building materials and style of
the same nature as the existing building.
The signs on the building, if removed, will show uneven wear due to the
weathering of the brick. This will decrease the aesthetics of the building. It is not
our intent to remove the Logo from the building.
We agree to redesign the 6 customer directional signs in colors to match and
coordinate with the business identification sign.
We agree to removal of all portable signs since they are not permitted by Coppell
sign regulations.
We cannot agree to the terms of relocating the overhead power line a minimum of
80' from the Denton Tap right-of-way line. The owner of the Dryclean Supercenter
will not allow us to cut his pavement.

Construction of a retaining wall 5 feet beyond the edge of the proposed
pavement is shown on the landscape and site plan.
The placement of temporary fencing or silt fence will be placed prior to and
maintained throughout construction.

We would like to maintain our original variance on the construction of a screening
wall on top of the retaining wall to comply with section 33 of the zoning
ordinance. We feel that the wooded area is dense enough to screen the adjacent
properties.
11. Additional light fixtures on the rear of the building addition shall be shielded.
12.
The west end of the property shall be maintained in accordance with city
standards.
