Kwik Kar Dear Madam/Sk: This letter is to inform you that Case No. S-1084R, Kwik Kar, amending the Site Plan for an automotive service center to permit a 900 square foot building expansion for two additional service bays was approved by the Coppell City Council on Tuesday, November 11, 1997, subject to the following conditions: (1) Restriction of the removal of existing trees to the 2 post oak trees located closest to the existing building. (2) Removal of all attached signs except for the letters which read Kwik Kar Lube & Tune, the Official Inspection Station sign, two logo signs and 6 customer directional signs, limited to 3 on each side of the building located on every other space between bay doors, and only signs shown on the Site Plan submittals will be allowed. (3) Removal of all portable signs. (4) Relocate the overhead power line. (5) There will be no additional fill beyond the retaining wall on the west side of the property. (6) Placement of temporary protective fencing along the eastern edge of the wooded area to prevent construction and construction equipment from disturbing more than 25% of the area under the drip line of the 5 trees shown to he preserved east of the City sewer easement. (7) Construction of a landscaped screening wall on top of thc retaining wall (as amended) to comply with Section 33 of the Zoning Ordinance. (8) Additional light fixtures on the rear of the building addition shall be shielded. (9) Thc west end of thc property be maintain in accordance with City standards. We understand certain actions will be taken to ensure that horns being operated during automobile inspections will be directed towards Denton Tap Road and will not be honked in the garage bays. Although not a condition of the Special Use Permit, the residents of the area have brought this noise issue to our attention and it is our understanding that you will comply with the neighborhood's concerns and will focus all automobile horn honking towards Denton Tap Road. In order to prepare an Ordinance, we need to assemble appropriate documentation. Prior to that assembly, you must submit a revised Landscape Plan which reflects the development as approved by Council last evening.
