The approve PD Site Plan shows 61 lots, therefore, the plat can have no more than 61 lots. Label the street along the west side of the subdivision as Natches Trace Drive, or give it another name. Show 10' r.o.w, dedication on the east side of Natches Trace Drive (or other name) as a separate strip of land and reduce the dimensions of the adjoining lots by 10 feet. Place note on the plat that platting of full 50' street r.o.w, dedication of Natches Trace Drive (or other name) is required prior to issuance of building permits on Lots 11, 12 and 13 of Block A. Indicate on the plat which lots will have 7' sideyards. List the Lots and Block number of lots were the alley waiver applies. Modify Notation #8 on the Plat to read "Lot 1, 20, Block B ..... ". Landscape Plan should detail the type, quantities and size of the planting material to be planted at the entrance and in the landscape easement. Bring to the June 4th meeting brick samples of the screening wall. Replat Vistas of Coppell, Phase 2C to reflect the street connection into Phase 3. Note: A. Staff written comments will be faxed to each applicant. Please revise plats, landscape plans, and utility plans based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the June 4th Development Review Committee (DRC) meeting. Each applicant will bring one new set of revised plats and plans to the June 4th DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting. Applicant will have till noon Tuesday, June 9th to resubmit eighteen (18) folded copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning Department.
