VV'~h regard to using your existing signage on the proposed west side of the building,
this is a possibility. So long as the sign is white/ivory channel letters and the area of
the sign does not exceed 1:1 (one square foot of signage per each foot of building
wall). In this case, the west wall measures 53 feet, which would allow a max. of a 53
sq. f. attached sign. I believe your existing sign would comply with this requirement.
In order to have this option, I would request that you provide staff with a photograph
of the existing sign, with the square footage measurements by the end of the week to
include in Staff's presentation. In your comments to City Council on the 8~ you may
then ask for the signage.

With regard to the placement of the monument sign, I have unfortunately not been
able to come up with any easy alternative designs. You have a few options:
Shift approx. 5-6 parking spaces to the 10' west property line buffer,
providing a larger landscape island in the middle of the front 9 parking
spaces, which would allow sufficient room for the monument sign.
· Request a vadance from the Board of Adjustment to locate the monument
sign in the open area to the west of the front row of parking. Because we

know where the sign serving the property to the west is going and we
know it will not conflict; this may be a possibility.
Place the sign in the landscape island between parking spaces in the
front row, but request a variance from the Board of Adjustment to turn
signage so that it would measure something like 7' high x 4.5 wide. This
would allow better visibility between parked cars.
· Remove monument sign entirely.
· Place monument sign, as is, in a landscape island in the middle of the
front nine (9) parking spaces.
These are the alternatives at this point and I am not aware of the Valley Ranch Architectural
guidelines as to what they allow and do not allow. Whatever you decide to do regarding the
monument sign, please let us know by the end of the week, so that any possible revisions
could be included in Staff's PowerPoint Presentation and so that you may ask the City
Council for these revisions.
