Revise name of plat to read Sherrill Acres, Lot 2B, Block 1, Final Plat. (This
entire area was preliminary platted as Sherrill Acres). Revise reference to name
of plat within the City Secretary Signature Block as well.
Revise title block to show the acreage of the site.
Revise Fire Lane curve radii, minimum 30' inside and 54' outside.
Eliminate notations to the side yard setback and extend the 60' front yard setback
line across the entire front of the property.
Provide utility signature blocks for AT&T Broadband Cable, Verizon Telephone,
TXU Gas/Oncor Energy Delivery Co.
The Preliminary Plat for Sherrill Acres indicates a 15' Hike & Bike Trail
easement along the front of the property over the 15' Public Utility Easement,
parallel to Belt Line Road and the Hike & Bike Trail extending along the
western boundary of this property, both of these easements need to be shown on
this final plat.
Does the proposed 15' drainage easement located just south of the 60' front yard
setback simply terminate where the fire lane runs along the east property line? If
the easement does not terminate, please indicate it's extension across the Fire
Lane to the adjacent property.

Please revise plats, site plans, landscape plans, and building elevations based on
staff recommendations. Should applicant disagree with staff comments please
provide reasons why staff recommendations should not be followed when you
attend the September 5th Development Review Committee (DRC) meeting.
Each applicant will bring two new sets of revised plats and plans to the
September 5th DRC meeting. Applicants will be asked to show, explain and
defend any revision. An Engineer for the project or other representative is urged to
attend the meeting.
Applicant will have till noon Tuesday, September l0th to resubmit fourteen
(14) folded copies of revised plans, three (3) reduced paper copies (8 1/2 X 11)
and JPEG flies OR SIMILAR ELECTRONIC FORMAT of each exhibit to the
Planning Department.
