Site Plan
1. Need to continue the 6-foot high screening wall along the southem property line to
Denton Tap Road, and it needs to match existing wall north of this site.
2. Need to relocate proposed monument sign to 75 feet from both north and south
property lines.
3. There is a concern with the location of the dumpster in close proximity to a
residential home.
4. Rectify the inconsistencies in the widths and types of easements as indicated on the
site plan, plat and the landscape plan.
5. Need to specify height and type of light fixtures. Provide additional detail on lighting
(security, building and drive-though) as it may impact properties adjacent to the south
and west.
6. Specify the maximum hours of operation for the restaurant and the drive-thru.
7. Consider reducing width of driveway to 24 feet, to reduce the amount of pavement
and increase the amount of landscaping.
8. Need to add a vicinity map to the site plan.
9. Need to dimension and graphically indicate the right-of-way for Denton Tap Road.
10. Need a letter of authorization from the Owner of the property.
Landscape Plan
1. There is a 609 square foot shortage on interior landscaping. A portion of this deficit
may be made up by revising the island closest to the southern door from what appears
to be stone, to required landscaping, including a 3" caliper tree. The additional
shortage in landscaping needs to be fulfilled elsewhere on the site.
2. The landscaped areas adjacent to the buildings are not shown on the landscape plan,
but are indicated on the site and floor plan, were these areas included in the landscape
calculations?
3. Consider alternative trees around the perimeter that will provide a better visual buffer
adjacent to the residential, such as Austrian pine trees, planted 15 feet on-center.
Floor Plan
1. Please specify seating capacity of the restaurant.
Elevations
1. Consider building materials and architectural accents which are more compatible with
the existing Magnolia Village retail.

2. Per Section 12-21-5 of the Zoning Ordinance,
"Awnings are limited to canvas, or a lusterless, non-metal material that closely
resembles canvas, at least 98 percent which is a single deep or neutral solid
color.., awnings should not be back lit".
Therefore, revise the awning material to be in accordance with the above stated
provision and eliminate Corrugated Shed Roof accents.
3. Need to add manufacture's specification and color for all building materials. Need to
submit a color board at the September 5, 2002 DRC meeting.
4. Specify size and color(?) of"cast stone w/logo". It is assumed that there will not be
any additional attached signage on the building.
5. Monument Sign - needs to be revised to be in accordance with Section 12-29-4.2(A)
which, in part states:
· monument sign shall contain only the name, logo address, product or service of
the establishment (the sign as submitted does not meet this criteria)
· Can signs made of plastic or similar materials are not permitted as detached
(monument signs).
· Backlit plastic is not permitted within detached (monument) signs.
The monument sign should be designed similar to the existing monument sign on
Magnolia Village, individually mounted channel letters.

Please revise plats, site plans, landscape plans, and building elevations based on
staff recommendations. Should applicant disagree with staff comments please
provide reasons why staff recommendations should not be followed when you
attend the September 5th Development Review Committee (DRC) meeting.
Each applicant will bring two new sets of revised plats and plans to the
September 5th DRC meeting. Applicants will be asked to show, explain and
defend any revision. An Engineer for the project or other representative is urged to
attend the meeting.
Applicant will have till noon Tuesday, September l0th to resubmit fourteen
(14) folded copies of revised plans, three (3) reduced paper copies (8 1/2 X 11)
and JPEG files OR SIMILAR ELECTRONIC FORMAT of each exhibit to the
Planning Department.

COMMENT STATUS:
Site Plan
1. An 8' brick paver or stamped concrete band is required for the driveway. The band is to be
located 1-foot behind the property line. This will necessitate the dedication of sidewalk
easements for the barrier free ramps.
2. Label the curb radii for the driveway on Denton Tap Road.
3. The south curb return for the driveway should not end at the face of the inlet. The driveway
needs to be shifted to the north to allow for a 10' transition into the inlet.
4. The transition from this property to Magnolia Village is awkward.
Grading Plan
It may be more cost effective to grade the property to a single curb inlet rather than to several
low point grates.
Utilities Plan
1. Label the sizes of the proposed utilities.
2. A fire vault, domestic water meter, irrigation meter, and fire hydrant will be required.
3. Provide a cleanout or manhole where the private sanitary sewer connects to the existing
public sanitary sewer.
